Q: Do I need a building permit for a fence?

You do not need a building permit for a fence, but some restrictions do apply.

Q: Do I need a building permit for a deck or shed?

For a shed you only require a development and building permit if it is larger than 108 square feet.

Any deck requires a building permit.

Q: What are the regulations for parking an RV on my property?

Are You an RV Owner Living in the

City of Grande Prairie?

If so, you should read on!

 

The City of Grande Prairie Development Services Department wishes to advise all Owners of Recreational Vehicles of certain standards in the Land Use Bylaw C-1100 that apply to the storage of RVs.

(excerpt Land Use Bylaw C-1100; Part 7; Section 49)

Section 49 Objects Prohibited or Restricted in Yards

49.3 From April 1st to October 31st inclusive, on a residential site with no rear lane, one large recreational vehicle may be parked on a driveway in the front yard or, in the case of a corner lot, in a side yard, as long as the vehicle is set back at least 1.52m (5ft) from the interior edge of the sidewalk, or where no sidewalk exists, from the curb.

49.4 From November 1st to March 31st, on a residential site with no rear lane, one large recreational vehicle may be stored on site provided that no portion of the recreational vehicle is located within 6.10m (20ft) of interior edge of the sidewalk, or where no sidewalk exists, from the curb.

The location of your RV is very important with respect to safety of drivers and pedestrians. The City of Grande Prairie Development Services Department will be enforcing these policies as the RV season continues. Please ensure that you are in compliance with these standards. Q: Why do I have to provide a drainage plan or storm water management plan with my development?

With new development the City is required to maintain storm water runoff to pre-development levels.

Within existing areas a drainage plan is asked for to ensure runoff is not directed to adjacent properties.

Q: When will all the construction be done in my neighbourhood? (i.e. paving, landscaping, etc.)

The developer has two years from the date of entering a service agreement with the City to construct a new area. Some things such as Utility Lot landscaping may not be completed until a majority of new houses are constructed.

Q: Who should I call to locate utilities before I dig?

Call Alberta One-Call toll free at 1-800-242-3447 to locate any buried utilities.  Be sure to call at least 2 full working days before you want to dig.
