Development

This section includes the forms and applications related to the development and building permit process.

Development Permit Application - Major

A Development Permit is needed for most new construction, additions / alterations or changes of use. If you are planning changes such as constructing or renovating a building or changing the use of a building, you will need permits from the Planning and Development Department. Development permits deal with a development's impact on surrounding properties. Building permits deal with the structural stability of buildings and the health and safety of the building's occupants.

Development Permit Application - Minor

A Development Permit is required for all new development of single family, duplex, semi-detached, secondary suites and tri-plex developments. Development Permits are also required for garages and any accessory buildings over 215 sq. ft. You may also be required to obtain a development permit for additions / alterations to your existing residence. Please contact the Planning and Development Department for further information.

Home Based Business Development Permit Application

Home Based Business simply means the secondary use of a residential property to conduct business activity. All Home Based Businesses require a Home a Home Based Business Permit.

Municipal Approvals

Municipal Approvals are usually required by Alberta Motor Vehicles or Alberta Gaming and Liquor Commission; it is not a requirement of the City of Grande Prairie.

Notice of Development Appeal

Use this form to appeal a development approval before the appeal date expires.  $150.00 to accompany application

Notice of Subdivision Appeal

Use this form to appeal a subdivision approval before the appeal date expires.  $150.00 to accompany application

Request for Certificate of Compliance

A Certificate of Compliance is a confirmation from the City of Grande Prairie that the location of building(s) as shown on the Real Property Report comply with the setback requirements of the Land Use Bylaw.

Sign Permit Application

All signs within the City of Grande Prairie require a Sign Permit from the Development Permitting Department. Non-profit signs are permitted on City owned land with PRIOR approvals granted from the City of Grande Prairie Parks Department.

Animal Licenses

Use this form if you are licensing your animal with City of Grande Prairie Enforcement Services.

Business License Application

Use this form to apply for a Business License.  If this is a new license application, please contact Enforcement Services to confirm the license is required and the cost.

Engineering Services

This section includes forms administered by Engineering Services

Barricade a Public Roadway Application

If you are blocking traffic on side walks or roads in the city, you first need to obtain approval to do so.

Crossing Permit/Agreement

Basic engineering fee includes an on-site consultation, pre-pour inspection and final inspection. A map or plan must be submitted with application. Additional engineering fees may apply and a letter of credit may be requested.

Excavation Permit

This form is for excavating on public (or City) land only. Prior to work commencing, the Applicant will check with all utility companies to ensure that the Applicant's work will not interfere with or damage any utility lines or other structures (this includes Aquatera). Depending on work being done, a crossing permit may be needed as well as a work zone signage plan may be required.

Inspection Request Form

The inspection request form is submitted when the permit work has been completed. If the inspection is approved, 50% of the security amount will be refunded. There is then a 2 year warranty period, and it is then inspected again for the release of the remaining security amount.

Commercial Building (Subtrade) Permit Application

Looking to build a base building, cold storage, multi-family dwelling, put up a temporary tent or do tenant improvements? Please include this application with your permit submittals.

Demolition Permit Application

Looking to demolish an existing building? Please submit this form complete with ALL applicable signatures.

Hydronic Heating Permit Application

Looking to install in floor heat? Please include this application with your permit submittals.

Residential Building (Subtrade) Permit Application

A residential building permit is required if you are looking to: build a new home, develop your basement, build a deck, build a shed, make alterations or additions onto your home, develop a secondary suite. Even if you are getting a hot tub or a solid fuel burning appliance, a building permit is required. Please include this application with your permit submittals.

Transportation

This section includes forms administered by Transportation Services

Parade and Route Application

In order to hold a Parade you must complete the application for parade and route. This includes walk-a-thons; marches; horse and carriage rides. Proof of two million dollar liability insurance coverage must be provided before the application will be approved.

Storm Service Connection Permit/Agreement

Basic engineering fee includes an on-site consultation, pre-pour inspection and final inspection. A map or plan must be submitted with application. Additional engineering fees may apply and a letter of credit may be requested.

Parks

Non-Profit Signs

Non-Profit signs advertising community events or non-profit events, must obtain approval from the City of Grande Prairie prior to placement of the sign.

Park Use Permit Application

A Park Use Permit is required for any events or activities taking place within the boundaries of a park maintained by the City of Grande Prairie.

Vehicular Access Permit

To access property with a vehicle through a City utility lot, park, or boulevard, you need to obtain a permit.

Boulevard Use for Commercial Sales Event Permit

To hold a sale that encroaches on the City Boulevard and directly access the street, you need to obtain this permit.

Holding a special event within the City? All special events now need a permit from the City.
