A Development Permit is needed for most new construction, additions / alterations or changes of use. If you are planning changes such as constructing or renovating a building or changing the use of a building, you will need permits from the Planning and Development Department. Development permits deal with a development's impact on surrounding properties. Building permits deal with the structural stability of buildings and the health and safety of the building's occupants.
A Development Permit is required for all new development of single family, duplex, semi-detached, secondary suites and tri-plex developments. Development Permits are also required for garages and any accessory buildings over 215 sq. ft. You may also be required to obtain a development permit for additions / alterations to your existing residence. Please contact the Planning and Development Department for further information.
Home Based Business simply means the secondary use of a residential property to conduct business activity. All Home Based Businesses require a Home a Home Based Business Permit.
Municipal Approvals are usually required by Alberta Motor Vehicles or Alberta Gaming and Liquor Commission; it is not a requirement of the City of Grande Prairie.

A Certificate of Compliance is a confirmation from the City of Grande Prairie that the location of building(s) as shown on the Real Property Report comply with the setback requirements of the Land Use Bylaw.

If you are blocking traffic on side walks or roads in the city, you first need to obtain approval to do so.
Basic engineering fee includes an on-site consultation, pre-pour inspection and final inspection. A map or plan must be submitted with application. Additional engineering fees may apply and a letter of credit may be requested.
This form is for excavating on public (or City) land only. Prior to work commencing, the Applicant will check with all utility companies to ensure that the Applicant's work will not interfere with or damage any utility lines or other structures (this includes Aquatera). Depending on work being done, a crossing permit may be needed as well as a work zone signage plan may be required.

The inspection request form is submitted when the permit work has been completed. If the inspection is approved, 50% of the security amount will be refunded. There is then a 2 year warranty period, and it is then inspected again for the release of the remaining security amount.
