What is a New Home and What is Multi-family?House under construction

A new home is any permanent single family dwelling with or without an attached garage.  It does not include renovations or manufactured homes.  A multi-family dwelling is a building that contains up to five dwelling units and does not exceed 600 m2.  A building with a footprint larger than 600 m2 is classified as a commercial development and professional involvement is required.

Do I need a Building Permit and a Development Permit?

Yes, you require both a building permit and development permit for all new homes.

How to Complete your Application

For permits being applied for after November 1, 2016, application packages must include a Residential Permit Application Checklist. Every item noted on the checklist is required for building permit submittal. Incomplete applications can not be processed.

This portion of the checklist speaks to Prescriptive Path Summary.

  • If building under the Performance Path, the summary provided by your Energy Advisor is required.
  • If you are building under the Prescriptive Path, please provide a completed Prescriptive Path Summary.

The checklist also refers to standards set out in the Residential Dwelling Instructions, please ensure to reference this document while creating your blueprints.

Your fee will be based on the square footage of the home. Please see the Cost of Construction sheet to establish your building permit fee. A copy of this will be required along with your application.
