Are Secondary Suites allowed in Grande Prairie?


Before developing a secondary suite or bringing an existing suite up to code, you will first need to find out if secondary suites are allowed in your area; if your property is large enough; and if you can renovate to meet the necessary building code standards

A secondary suite is only permitted where approved by the local authority, in accordance with local land use bylaws

After you have confirmed that a secondary suite is allowed in your area. A fire inspection or building inspection is required depending on the age of the secondary suite.

If the suite was existing prior to December 31, 2006 a fire inspection is required before a secondary suite is occupied.

If the suite was existing after December 31, 2006 a building inspection is required before a secondary suite is occupied.

NOTE: All steps must be satisfied prior to the secondary suite being occupied by tenants

What is a Secondary Suite?

Means a second self-contained dwelling unit that is located within a primary dwelling unit, where both dwelling units are registered under the same land title.

A dwelling unit means a suite operated as a housekeeping unit, used or intended to be used by one or more persons and usually contains cooking, eating, living, sleeping and sanitary facilities

All requirements of the Alberta Fire Code will need to be meet and an onsite fire inspection conducted by the Fire Prevention Branch will need to be completed before the suite can be occupied by tenants.

For a secondary suite that existed prior to December 31, 2006, if a home owner takes out a building permit to perform work in this particular secondary suite, is it required to upgrade every aspect of the secondary suite to the current requirements in the Alberta Building Code?

No, The home owner would be permitted to only perform the work necessary to ensure that the existing secondary suite meets the requirements of the Alberta Fire Code without having to meet all the requirements stipulated under Section 9.37 of the Alberta Building Code 2006.
