Airport Industrial OP C-1322
Location: NE 1/2 20-71-6 W6M / Adopted May 29, 2017

The purpose of this Plan is to provide a framework for the development of a 130 hectare site in close proximity to the Grande Prairie Airport for future industrial and commercial use.  The area is bounded to the north by the Airport, to the east by the Vision West Business Park, to the west by Mountview Business Park and to the south by Silver Pointe, a manufactured home community.


Albinati Industrial Park OP-01-01
Location: SW 1/4 1-72-6 W6M / Council Resolution March 19, 2001

The Outline Plan for the subject lands includes only a portion of the Northgate ASP. The land is bounded on the west by the Alberta RailNet Railroad, on the north by the County McCrae subdivision, on the south by 132 Avenue and on the east by the ASP plan boundary, consistent with the quarter line. The plan area is 30.76 hectares, which excludes a number of small existing subdivisions along the south boundary of the site.


Arbour Hills 2 OP C-1281
Location: SW 1/4  2-72-6 W6M / Adopted April 29, 2013

This Outline Plan applies to 64.7 hectares of land . The area is bounded on the west by 108 Street and on the south by 132 Avenue.

Arbour Hills ASP C-1212
Location: S 1/2 3-72-6 W6M & S 1/2 2-72-6 W6M / Adopted January 12, 2009

The Plan area covers four quarter sections of land and contains approximately 259 hectares (640 acres).  It is bounded to the north by the municipal boundary, 132 Avenue to the south, 100 Street to the east and 116 Street to the west.  186.4 hectares of the subject lands were recently annexed from the County of Grande Prairie No. 1 to the City of Grande Prairie.  Two small properties (C of T 992084696 and Plan 8721271, Lot A) with a combined area of 5 hectares remain within the County’s municipal boundary.  These two properties are included within the Arbour Hills ASP for the purpose of adequately integrating these parcels into the future surrounding neighbourhoods, and will be included in future Outline Plan areas, once annexed.  As the two properties are located outside the City limits at this time, the Arbour Hills ASP will not have any legal bearing on future development of this land until after it is annexed into the City and the applicable plans are adopted or amended.


Bear Creek Highlands ASP C-1201
Location: N 1/2 33-71-6 W6M & S 1/2 4-72-6 W6M / Adopted January 12, 2009

Bear Creek Highlands Plan applies to four quarter sections of land in the northwest quadrant of the City west of 116 Street and bisected by 132 Avenue. The Plan area totals approximately 261 hectares (644 acres).

Canfor Lands OP-01-02

Location: N 1/4 23-71-6 W6M / Council Resolution June 4, 2001

The Outline Plan includes all those portions of legal subdivisions 12 and 13 of Section 23-71-6-W6M lying north of the northerly limit of railway plan 3399 CL. The area is approximately 13.57 hectares in size.


Centre West Business Park OP 
Location: NE 21-71-6 W6M / Council Resolution October 7, 2002

The development area is located on the west side of the City and is bounded on the north by Highway 43 (100 Avenue) and to the east by 116 Street. The gross developable area is 60.85 hectares.


Cobblestone OP-03-03
Location: NW 19-71-5 W6M / Council Resolution July 14, 2003

The area is located on the west side of the city and is bounded by the Smith subdivision west of 92 Street, the western boundary of the Outline Plan area. Ivy Lake Estates is located north of 100 Avenue, the northern boundary of the Cobblestone Outline Plan. To the south and east the land is in agricultural production.


Cobblestone East OP-06-02
Location: NW 19-71-5 W6M / Council Resolution March 26, 2007 

This Outline Plan applies to 32.1 hectares of land that is bounded to the north by 100 Avenue and to the west by the Cobblestone neighbourhood. Eldoe’s and Swan trailer courts are to the east and agricultural lands to the south and southeast. The Creekside manufactured home community is situated to the southwest.


College Park ARP C-1015
Adopted September 13, 1999

This ARP covers approximately 17 hectares of land located between Grande Prairie Regional College and Muskoseepi Park. 


Copperwood OP-06-06
Location: SE 31-71-5 W6M  / Council Resolution May 22, 2007

This Outline Plan applies to 63.9 hectares of land bounded to the west by 88 Street and to the east by an undeveloped road allowance (future 84 Street). The Plan area is located to the east and northeast of the Crystal Lake Estates and Crystal Heights neighbourhoods respectively.


Country Club West  ASP C-887
Location: SW 1/4 12-71-6 W6M / Adopted April 30, 1990

Country Club Estates West lies in the south of Grande Prairie and is bounded by 68 Avenue on the north, 60 Avenue on the south, 96 Street on the east and 100 Street on the west. The Plan area contains 34.9 hectares (86.24 acres).


Countryside North OP-05-04
Location: SW 18-71-5 W6M / Council Resolution May 24, 2005

This Outline Plan applies to 34.6 hectares of land that is bounded to the south by 68 Avenue and to the west by 92 Street. The Plan area is to the north of the Countryside South neighbourhood. The City boundary is located along the east side of the subject lands. Other adjacent land uses include the Eagle Estates country residential subdivision to the northeast.


Countryside South OP
Location: NW 1/4 7-71-5 W6M / Council Resolution September 4, 2001

The parcel contains approximately 114 acres. It is bounded to the south by the Summerside neighbourhood. To the west and immediately adjacent to the site is the CNR Rail line, Resources Road and Country Club Estates.


Crystal Heights ASP C-896
Location: West 1/2 30-71-5 W6M / Adopted August 7, 1990

Crystal Heights lies in the east area of the City and is bounded by 104 Avenue on the south, 116 Avenue on the north, 88 Street on the east and by 92 Street on the west. In addition, a 2.5 hectare (6 +/- acres) Telus Microwave tower site encroaches upon the western boundary of the site approximately straddling the quarter section line at 108 Avenue and 92 Street. The subject site encompasses a total of 86.99 hectares (214.97 acres) of gross developable area, excluding the micro-wave tower site.


Crystal Lake Estates ASP C-766
Location: East 1/2 of 36-71-6 W6M and all 31-71-5 W6M / Adopted September 20, 1982

Plan area comprises approximately 84 hectares (206 acres).


Crystal Landing OP
Location: SE 1/4 30-71-5 W6M  /  Council Resolution July 20, 2005

The Plan area is approximately 40 hectares in size. On the eastern boundary the plan area is defined by 84 Street, to the west by 88 Street and to the south by 100 Avenue. The T&E Mobile Home Park forms the northern limit.


Downtown Enhancement Plan ARP C-1130
The Plan offers policies and guidelines to channel growth in ways that will enhance the vitality of the downtown area.


Fairway Developments OP
Location: SW 7-71-5 W6M  / Council Resolution April 6, 2009

This Outline Plan covers approximately 11.76 hectares (29.05 acres) of land located in the southeast portion of the City. It is bounded by Resources Road on the west and by the CN rail line to the east.


Fieldbrook OP C-1262

Location: SW 1/4-19-71-5 W6M / Adopted February 6, 2012

Fieldbrook area applies to 64.7 hectares of land in the southeast quadrant of the City.  It is bounded to the north by Meadowview ASP,  Eagle Estates subdivision to the south, Riverstone OP to the west and vacant agricultural land to the east.


Flyingshot Lake OP

Location: 15-71-6 W6M / Council Resolution June 26, 2000

The area covers approximately 82 hectares of land. Richmond Industrial Park lies to the north across 84 Avenue and the City cemetery to the northeast.  The OP also includes the Westpointe area.


Gateway ASP C-1216
Location: SE 27-71-6 W6M / Adopted December 15, 2008

The Gateway area will contain 51.09 acres of major retail, 20.57 acres of smaller retail facilities, a 15.46 acre business park, a 7.08 acre truck stop, two hotels totalling 7.41 acres, a 27.74 acre residential component and a 7 acre school site.


Hidden Valley ASP C-1028
Location: NE 27 and the E ½ 34-71-6-W6M /  Adopted May 29, 2000

Hidden Valley lies in the northwest quadrant of the city and is bounded to the east by 108 Street, south by Highway 43 Bypass and the Gateway Power Centre, and to the north by 132 Avenue. The Plan area contains 233 hectares (577 acres).


Hillside ARP C-1370
Adopted: September 25, 2017

This Area Redevelopment Plan applies to 90.4 hectares located directly northeast of downtown.  It is bounded by 108 Avenue to the north, 100 Avenue to the south, 92 Street to the east and the rail line / 98 Street to the west.



Intermunicipal Development Plan (IDP) C-1248
This is a statutory plan formulated and adopted by both the City of Grande Prairie and the County of Grande Prairie No. 1.  Its primary intent is to coordinate land use compatibility, economic development and servicing and transportation issues between the two municipalities.


Kennedy OP
Location: NW ¼ 7-71-5 W6M  / Council Resolution July 27, 2009

This Outline plan applies to approximately 18.68 hectares of land located in the south east of the City of Grande Prairie. It is bounded on the north by 68 Avenue, the west by Resources Road, on the east by Countryside South residential neighbourhood, and to the south by an access road leading to a private residence in the lands to the south east.

Kensington ASP C-1343
Location: Lots 4 and 5, Flyingshot Settlement and part of South 1/2 S21-76-6 W6M / Adopted September 18, 2017

The plan applies to 122.7 gross hectares of land located on the western edge of the City limits, west of 116 Street and north of 76 Avenue.  The plan area is bounded to the north and west by the Canadian National Rail line.


Kensington OP C-1344
Location: Lots 4 and 5, Flyingshot Settlement and part of South 1/2 S21-76-6 W6M / Adopted September 18, 2017

The plan applies to 122.7 gross hectares of land located on the western edge of the City limits, west of 116 Street and north of 76 Avenue. The plan area is bounded to the north and west by the Canadian National Rail line.


Kingsgate Landing OP
Location: NE 31-71-5 W6M  / Council Resolution June 16, 2008

The area covers 63.5 hectares (157 acres) of land. The site is bounded to the west by Crystal Lake/Lakeland neighbourhoods, to the north by 132 Avenue and to the east by an undeveloped road allowance (future 84 Street). The Plan area is bounded on the west by 88 Street.


Meadow View ASP C-1290
Location: All of 19-71-5 W6M  and  NW 1/4 20-71-5 W6M / Adopted August 6, 2013

The ASP includes a mix of developed and undeveloped land. The plan area includes the Cobblestone and Cobblestone East neighbourhoods, a portion of the Riverstone neighbourhood, Brookefield neighbourhood and a section of land that is currently located in the County which contains two mobile home parks.  The land is bound by 100 Avenue to the north, by 84 Street (Range Road 55) to the west, and by agricultural land to the south and east.  The land is currently located in the County of Grande Prairie.


Mission Heights ASP C-858
Location: 14-71-6 W6M / Adopted March 28, 1989

Mission Heights lies in the southwest corner of the City and is bounded on the north by 84 Avenue, on the south by 68 Avenue, on the west by Wapiti Road, and on the east by Bear Creek Ravine. The Plan area totals approximately 133 hectares (320 acres).


Mountview Industrial ASP
Location: NE 19-71-6 W6M  / Adopted by County of Grande Prairie January 4, 2000

Mountview Industrial ASP is located in the Rural Service Area and is bounded to the north by Highway 43.  The Plan area includes 51.8 hectares (128.1 acres).


Municipal Development Plan (MDP) C-1237
The MDP is a statutory plan whose primary intent is to provide a broad framework for the land use, growth and development of the City over the next 20 to 25 years.  It provides the policy basis for Area Structure Plans (ASP's), Outline Plans (OP's), Area Redevelopment Plans (ARP's) and the Land Use Bylaw (LUB).


Northeast ASP C-1087
Location: SE 1-72-6-W6M, South 1/2 6-72-5-W6M, East 1/2 31-71-5-W6M, West 1/2 32-71-5-W6M, East 1/2 30-71-5-W6M / Adopted April 7, 2003

The Plan area covers approximately 582 hectares (1437 acres).


Northgate ASP C-807
Location: SW 1/4 1-72-6 W6M  / Adopted January 14, 1985

Northgate is located in the north quadrant of the city and is bounded by the City limits on the north, east and west and by 132 Avenue on the south. The Plan area totals approximately 130 hectares (320 acres).


Northridge ASP C-1013
Location: 35-71-6 W6M / Adopted August 16, 1999

Northridge is located in the northwest quadrant of the city. It is bounded on the south by the Bypass, to the east by a highway commercial area, to the north by Royal Oaks and to the west by Hidden Valley. The Plan area totals approximately 216.9 hectares (536 acres).


Northridge OP OP-06-03
Location: E 1/2 35-71-6 W6M / Council Resolution July 17, 2006

This Outline Plan applies to 55.8 hectares of land. The area is bounded to the west by the Royal Oaks neighbourhood, to the east by 102 Street, and the City’s Salmond Fire Station is located on abutting lands to the south. 132 Avenue bounds the Plan area to the north.


Northwest ASP C-1106
Location: West 1/2 34-71-6 W6M, NW 27-71-6 W6M. NE 28-71-6 W6M / Adopted August 11, 2003

The Plan area is bounded to the east by the Hidden Valley ASP, to the south and southeast by Gateway and West Highway 43 ASPs. The Plan area totals approximately 707 hectares (1747 acres).


O'Brien Lake OP
Location: NE 10-71-6 W6M  / Council Resolution June 16, 2003

The Plan area consists of 63.6 ha of land. It is bounded to the north by 68 Avenue and the Pinnacle Ridge neighbourhood and to the east by 108 Street (Wapiti Road). The Community Knowledge Campus is located across 108 Street to the northeast. Dunvegan Gardens greenhouse on County lands are to the south.


O'Brien Lake West OP C-1279
Location: SE 10-71-6 W6M / Adopted April 1, 2013

The OP applies to 60.2 hectares of land located within the Flyingshot Lake Settlement and includes land in both the City and County of Grande Prairie.  It is bounded to the east and southeast by O'Brien Lake development.


Pinnacle Ridge ASP C-1082
Location:  SE 15-71-6 W6M / Adopted September 9, 2002

Pinnacle Ridge is located in the southwest quadrant of the City.  It is  bounded on the east by Wapiti Road and on the south by 68th Avenue. The plan area is 62.7 hectares (155 acres).


Pinnacle West OP
Location: SW 15-71-6 W6M  / Council Resolution June 20, 2005

This Outline Plan applies to 40.2 hectares of land that is bounded to the south by 68 Avenue and to the west by 116 Street. The Plan area is to the west of the Pinnacle Ridge neighbourhood. The City boundary is located along the west and south sides of the subject lands. Other adjacent land uses include the Westpointe and O’Brien Lake neighbourhoods.


Railside Business Park OP
Location:  SW 21-71-6 W6M / Adopted September 25, 2017

The purpose of this OP is to provide a detailed framework for future industrial development of lands in west Grande Prairie.  It applies to 34.8 hectares of land that is bounded to the east by 116 Street, to the south by the rail line and to the north and east by existing or developing industrial parks.



Resources Road OP
Location: 13-71-6 W6M / Council Resolution June 11, 2001

The Outline Plan area applies to 30.7a hectares of land that is bordered on the west by Resources Road, on the east by the rail line, on the south by 68 Avenue and on the north by the convergence of Resources Road and the railway.


Riverstone OP
Location: Part NW 18-71-5 W6M and Part SW 19-71-5 W6M / Council Resolution August 14, 2006

This Outline Plan applies to 90.2 hectares of land that is bounded to the west by 92 Street and the Creekside manufactured home community. The Plan area is to the north of Countryside North neighbourhood and south of the Cobblestone neighbourhood. The City boundary is located along the east side and Eagle Estates County residential subdivision to the northeast.


Royal Oaks North OP
Location: NW 35-71-6 W6M / Council Resolution May 7, 2007
This Outline Plan applies to 63.5 hectares of land that is bounded to the north by 132 Avenue and to the west by 108 Street.


Signature Falls OP
Location: SE 18-71-5 W6M / Council Resolution February 27, 2006

This Outline Plan applies to 64.8 hectares of land that is bounded to the south by 68 Avenue and to the east by Range Road 55 (84 Street). The Plan area is to the northeast of the Countryside South neighbourhood. Other adjacent land uses include the Eagle Estates County residential subdivision to the north and agricultural lands to east.


South Avondale ARP C-1202
Adopted June 6, 2008

The South Avondale ARP provides policies and guidelines for redevelopment to ensure increased compatibility with existing residential and commercial developments as well as maintain the opportunity for revitalization of the neighbourhood through new developments.


Southeast ASP C-1060
Adopted September 4, 2001

The Southeast ASP area includes lands south of 84 Avenue, bounded on the west by City Centre, Highland Park, Patterson Place, South Patterson, Cornerstone, Country Club Estates, Grande Prairie Golf and Country Club, and Wedgewood. The area is approximately 632.7 hectares (1563.4 acres) in size.


Southeast Richmond Industrial (Hazco) OP
Location: SE 1/4 22-71-6 W6M / Council Resolution July 15, 2002

The plan area encompasses 21.8 hectares (53.8 acres) of industrial land in southwest Grande Prairie immediately west of Wapiti Road and north of 84 Avenue. 


Southwest  ASP C-1066
Adopted May 21, 2002

The Plan area is bounded to the west by 116 Street, to the east by the Bear Creek corridor, and to the north by 84 and 68 Avenues. The Plan area is also bisected by 108 Street (Wapiti Road/Highway 40). The Plan area totals approximately 389 hectares (960 acres).


Stone Ridge OP
Location: NW 11-71-6 W6M / Council Resolution June 16, 2008

The area applies to 71.8 hectares of land that is located in the southwest quadrant of the City. It is bounded to the north by 68 Avenue and to the west by 108 Street (Wapiti Road). The Bear Creek valley serves as the east boundary and acreage development is located to the south. Adjacent land uses include the Community Knowledge Campus, Mission Heights, O'Brien Lake and Pinnacle Ridge neighbourhoods.


Summerside OP
Location: S 1/2 7-71-5 W6M / Council Resolution October 11, 2005

This Outline Plan applies to 104.5 hectares of land that is bounded to the north by 68 Avenue and to the west by the rail line. The Plan area is to the east and south of the Countryside South neighbourhood. The City boundary is located along the south and west sides of the subject lands. Adjacent land uses include the Grande Prairie Golf and Country Club to the west and an acreage development to the north and east.


Summerside East OP
Location: NE 1/4 7-71-5 W6M / Council Resolution September 8, 2008

The Plan area applies to approximately 48 hectares (118.56 acres) of land that is bounded to the north by 68 Avenue, to the west and south by the Countryside South neighbourhood and to the east by the County of Grande Prairie.


Swanavon ARP C-990
Adopted September 15, 1997

Swanavon is one of Grande Prairie's oldest neighbourhoods close to both downtown amenities and Muskoseepi Park. 


Trader Ridge OP C-1307
Adopted October 6, 2014

The Plan area is legally described as SE 2-71-6 W6M and contains 64.7 hectares of land.  The site is bounded to the east by 100 Street, to the south by 132 Avenue and to the north by 140 Avenue.


Vision West Business Park OP C-1353
Location:  NW 21-71-6 W6M / Council Adoption May 15, 2017

The purpose of this OP is to provide a detailed framework for the future development of the 65.2 hectares of  land for commercial and industrial purposes.  It is bounded to the north by Highway 43 (100 Avenue), the Grande Prairie Airport and the Brochu Industrial Park.  To the east is the Centre West Business Park and to the west is County Range Road 64 (future 124 Street).


VLA / Montrose ARP C-1228
Adopted August 10, 2009

VLA / Montrose is located in the core of Grande Prairie along the norther border of downtown.  This ARP was developed to help achieve a balance between redevelopment and neighbourhood preservation.


West Carriage Lane OP
Location: West 1/2 29-71-5 W6M / Council Resolution January 26, 2009

This Plan contains approximately 128 hectares (316.16 acres) of land and is bounded on the south by 100 Avenue, on the west by 84 Street and on the north by the future extension of 116 Avenue. The Carriage Lane country residential development is immediately east of and adjacent to the plan area in Grande Prairie County.


West Industrial ASP C-1329
Location:  21-71-6 W6M except for lands south of the railway, North 1/2 20-71-6 W6M / Adopted by Council May 29, 2017

The purpose of this Plan is to provide an overall framework for future industrial and highway commercial development in the west end of the City.


West Mountview Industrial ASP
Location: West 1/2 Section 19-71-6 W6M / Adopted County of Grande Prairie January, 2012

The lands are located in the Rural Service Area and are bounded to the north by Highway 43 and to the west by Range Road 70.  It contains 130.3 hectares (322 acres).


West Terra OP C-1333
Location: NW 27-71-6 W6M / Adopted May 30, 2016

This Plan applied to 59.6 hectares of land bounded by the west by 116 Street and to the south by the Westgate East commercial area and residential development.


Westgate East OP
Location: SW 1/4 27-71-6 W6M / Council Resolution June 16, 2008

This Plan covers 35.77 hectares (88.37 acres) of land that is bounded to the south by 104 Avenue, to the east by 112 Street and the Gateway ASP, to the west by 116 Street and to the north by the Northwest ASP.


Westgate West OP
Location: SE 1/4 28-71-6 W6M / Council Resolution June 16, 2008

This Outline Plan applies to 67.39 hectares (166.52 acres) of land that is bounded to the south by Highway 43, to the east by 116 Street, to the north by the Northwest ASP, and to the west by the existing Airport Industrial Park.


Westgate ASP C-1186

Location: SW 27-71-6 W6M and SE 28-72-6 W6M / Adopted November 5, 2007

The ASP area is located in the western portion of the City between the airport and the Gateway Regional Centre, north of Highway 43. The existing 116th Street divides the subject site in half. The ASP area comprises approximately 129.5 hectares (320 acres).
