What is a Certificate of Compliance?

A Certificate of Compliance is written confirmation from the City of Grande Prairie that development on a property meets the requirements of the Land Use Bylaw.

A Certificate of Compliance is not a legislative requirement but rather a service provided by The City of Grande Prairie.

Certificates of Compliance are typically required by financial institutions whenever a real estate transaction is taking place that requires a mortgage. This certificate lets all parties know that the property has obtained proper permits and complies with all required regulations.

When should I apply?

To avoid a delay in finalizing your transaction, you should apply for a Certificate of Compliance as early in the selling process as possible. This will ensure that if any issues arise from the Certificate of Compliance review, they will be minimized and dealt with as much as possible prior to negotiating a real estate transaction.

 

Fees and Timelines:  The fee for a  residential Municipal Compliance is $150  for regular service and $300 for rush service.  The fee for a commercial/industrial/multi-family Municipal Compliance is $300 per address and $600 for rush service.   Timelines for a regular residential compliance is 5-7 business days, and rush service is 24 hours. 

Submission Information:  If the RPR (Real Property Report) provided is older than 6 months, a Statutory Declaration is required.  For this reason you need to apply at our front desk, or in the office of your lawyer.  Our front desk is at 9505 - 112 Street, Grande Prairie and we are open between 8:30 AM and 4:30 PM Monday to Friday.
