Permits Subtrade permits are required for installing new, adding to, or altering an electrical, plumbing, or gas system. The HVAC scope is often included under the issuance of a building permit. If a building permit is not otherwise required, and there are alterations to an HVAC system, a standalone HVAC permit may be required.  This application form is used to apply for residential or commercial subtrade permits.

An Area Redevelopment Plan (ARP) is a statutory plan approved by Council that sets the vision for how an established community should change over time. ARPs may include increasing residential density, architectural standards, changes to land uses and infrastructure improvements. Amendments are required if a landowner wants to deviate from the existing land uses or policies contained in the plan. ARP amendments requires three readings by Council and a public hearing. An Area Structure Plan (ASP) provides direction for long-term land use and infrastructure planning of a ¼ section of land or more (several neighbourhoods). A new Area Structure Plan is required when a landowner wants to develop new suburban areas where there is no ASP. Fees and Timelines A $220.00/ha fee, with a minimum fee of $200.00 and a maximum of $1,100.00, is associated with commercial lot grading permit applications. The turnaround time for a commercial lot grading permit depends on the size and complexity of the proposed development.

The Demolition Grant offers a 50% matching grant up to a maximum of $50,000 for the removal of a building within the Downtown Incentives Program Boundary. A Development Permit is required if your addition will change the footprint of your building.  This permit is also used for a covered or enclosed deck, and the addition of an attached garage. If your development is a Secondary Suite, please use the separate application for them.   Fees and Timelines:  The fee for a residential addition is $150 .  Timelines will vary from a few days for a straight forward application to several weeks if there is a variance to the Land Use Bylaw involved.

All signs (except portable signs) within the City of Grande Prairie require a Sign Permit from the Planning and Development Department. Non-profit signs are permitted on City owned land with PRIOR approvals granted from the City of Grande Prairie Planning and Development.  Portable signs do not require a development permit but are required to adhere to the Land Use Bylaw requirements.   All other signs must comply with the requirements of Land Use Bylaw C-1260, Schedule B (Signs).  Please see our Land Use Bylaw sections page.

In addition to improving the appearance of the building, these upgrades should provide benefits to the pedestrian realm. The Façade Improvement Grant is a matching grant that will provide 50% of the project cost up to the lesser of $750 per Front Foot or a total of $50,000 for Facade Improvement Projects in the Downtown Incentives Program Boundary.
